Conditions of Purchase >
After
your inspection visit to Freila and you decide to purchase a new
house, the first step is to sign a contract with our S.L. Company,
and have your lawyer draw up the purchase conditions. The standard
form of payment for a house that is under construction is as
follows;
The
first payment is 30% of the total freehold price of the house.
The
second payment is due when the architect has inspected the house and
a certificate is drawn up to allow us to receive the further payment
of 30%.
The
third payment of 30% is due when the major part of the works has
been undertaken and the house is on the final steps of completion.
The
last payment of 10% is due when the architect signs the “Fin de Obra”
(final construction completed to the work’s schedule and all works
undertaken comply with the 10 year guarantee*) and you have
inspected the house and are satisfied with the work, including any
modifications that you have asked for.
* By
new Spanish laws that now apply to new dwellings; we are legally
obliged to have the dwellings comply with the strict construction
laws. On completing the house, our builder’s insurance requires that
we contract coverage with a national company, for a term of 10
years, covering any construction faults.
On
houses that have already been finished, the payments are as follows;
30%
on signing the contract of freehold purchase and the balance on
signing over the freehold of the house at the Notary’s office.
On building plots, the same conditions above apply (as on finished
houses) on signing over the freehold (full title).
On investment plots or houses, the same conditions as above apply
(as on finished houses) on signing over the freehold (full title).
